By signing below, you acknowledge that swimming and use of the property involve risks of serious injury, permanent injury, drowning, death, property damage, and property loss. You voluntarily accept these risks and agree to the terms below.

1. Assumption of Risk. I understand that swimming, entering or exiting the pool, diving, slipping, falling, using the giant rock waterslide, hot tub, yard games, grills, fire features, furniture, walkways, and other amenities involve known and unknown risks, including serious bodily injury, permanent disability, drowning, death, property damage, and property loss.

2. Release of Negligence Claims. TO THE FULLEST EXTENT PERMITTED BY TEXAS LAW, I RELEASE CYPRESS RIVER OASIS, ITS OWNERS, HOSTS, FAMILY MEMBERS, AGENTS, AND REPRESENTATIVES FROM CLAIMS ARISING FROM THE ORDINARY NEGLIGENCE OF A RELEASED PARTY, INCLUDING CLAIMS INVOLVING THE CONDITION OR USE OF THE PREMISES OR AMENITIES. THIS RELEASE DOES NOT CLAIM TO WAIVE RIGHTS THAT CANNOT LAWFULLY BE WAIVED.

3. Children and Guest Supervision. I accept responsibility for supervising all children, minors, and guests in my group. A responsible adult must directly supervise minors around the pool, waterslide, hot tub, grills, fire features, and all other amenities. Cypress River Oasis does not provide lifeguards or childcare.

4. Responsibility for All Guests. I am signing for myself and agree to communicate the venue rules and safety requirements to every person attending under my reservation. I accept responsibility for the conduct of my guests.

5. Lost, Stolen, or Damaged Property. Cypress River Oasis is not responsible for personal property that is lost, stolen, misplaced, left behind, or damaged. I am responsible for securing my belongings and those of my guests.

6. Damage to the Venue. I accept financial responsibility for damage beyond ordinary wear caused by me or my guests, including damage to the pool, waterslide, hot tub, furniture, electronics, appliances, landscaping, grills, games, structures, and other property.

7. Emergency Medical Care. If I or a guest cannot provide consent during an emergency, I authorize reasonable emergency assistance and understand that I am responsible for resulting medical or transportation expenses.

8. Rules and Safety Instructions. I agree to follow all venue rules, parking instructions, guest-count limits, alcohol restrictions, quiet hours, safety directions, and instructions from the host. Unsafe conduct may result in immediate termination of the reservation without refund.

9. Electronic Signature. I intend my typed legal name, drawn signature, checkbox acknowledgment, and electronic submission to constitute my electronic signature and agreement to this waiver.

Venue Rules & Reservation Policies

Please read every rule before signing. The primary renter is responsible for sharing these rules with all guests and for making sure the entire group follows them.

Reservation and payment

  1. Submitting this request does not confirm the reservation. Cypress River Oasis must review and approve the request before payment is accepted.
  2. A 50% deposit is required to reserve an approved date and time. The remaining balance is due on or before the reservation begins.
  3. Reservations are limited to the approved date, start time, end time, guest tier, and add-ons. Extra time requires prior host approval and may result in additional charges.

Guest count and event restrictions

  1. Every person inside the venue counts toward the reserved guest total, including adults, children, vendors, helpers, and visitors. Lower attendance does not reduce the agreed price.
  2. Additional guests require approval and any applicable payment before entry. The maximum venue capacity is 50 guests.
  3. Publicly advertised, open-invite, ticketed, or paid-entry events are not permitted. The property address may not be posted publicly or shared on social media.

Property use, parking, and neighbors

  1. The reservation is for the backyard venue only. Guests may not gather, wait, decorate, play, or socialize in the front yard, driveway, or other areas outside the reserved backyard space.
  2. All vehicles must park in the designated area on Dayflower Street, on the same side of the street as Cypress River Oasis. Guests should park behind the primary renter’s vehicle.
  3. Do not park across the street or on Cypress River Drive. Do not block neighboring driveways, mailboxes, sidewalks, or access points. Vehicles parked outside the designated area may need to be moved immediately.
  4. The gate remains closed until check-in. The host will open the gate and provide entry, parking, Wi-Fi, and speaker instructions when the booking party arrives.
  5. Quiet hours begin at 10:00 PM, and reservations may not extend past 10:00 PM. Music and guest behavior must remain respectful of neighbors throughout the reservation.

Safety and responsibility

  1. Children and minors must be actively supervised by responsible adults at all times, especially around the pool, waterslide, hot tub, grill, fire features, and other amenities. No lifeguard or childcare is provided.
  2. If alcohol is present, a responsible adult must remain onsite and all applicable laws must be followed. Underage drinking is prohibited.
  3. The primary renter is responsible for the conduct of all guests, for damage caused by the group, and for following all safety, cleanup, parking, and host instructions. Unsafe or prohibited conduct may result in the reservation ending immediately without refund.
  4. All guests, decorations, food, equipment, trash, and personal belongings must be removed by the reserved end time unless the host has approved another arrangement.

Cancellation, refunds, and weather

  1. For cancellations made at least 72 hours before the reservation, 20% of the reservation amount may be retained.
  2. For cancellations within 24 hours, 50% may be retained. Day-of cancellations are nonrefundable, although a reschedule may be offered at the host’s discretion.
  3. Weather concerns do not automatically create a refund. The host may discuss rescheduling when conditions make the venue unsafe or unusable.
  4. No refund is given because fewer guests attend than originally reserved.

Is Cypress River Oasis open to the public?

No. Cypress River Oasis is a private reservation-only venue. Publicly advertised, ticketed and open-invite events are not permitted.

Is the pool private during my reservation?

Yes. Your approved group receives exclusive use of the venue during the reserved time.

Can we bring food, drinks, cake and decorations?

Yes. Guests may bring food, non-prohibited drinks, cake and decorations. Decorations must be removed before departure and may not damage the property.

How many guests are allowed?

The venue can host up to 50 total guests. Every person inside the venue counts toward the booked guest total.

Is parking available?

Yes, but guests must follow the designated parking instructions. Vehicles park on Dayflower Street on the same side as the property. Do not park across the street or on Cypress River Drive, and do not block driveways or mailboxes.

What happens if it rains?

Weather concerns are handled according to the reservation and cancellation policy. The host may discuss rescheduling when conditions make the venue unsafe or unusable.

Are children allowed?

Yes. Children must be supervised by responsible adults at all times, especially in and around the pool and hot tub.

What amenities are included?

Included amenities include the private pool, giant rock waterslide, three shaded gazebos, granite serving bar, mini refrigerator, Bluetooth sound system, Wi-Fi, pool toys, seating, restroom access and life jackets upon request.

Are optional add-ons available?

Yes. Paid options include the Birthday Celebration Package, heated hot tub, charcoal grill, tiki torches, Stream & Chill TVs, slushy machine, outdoor AC unit, large outdoor refrigerator, full water and yard games package, and goggles.

How is a date reserved?

Submit a request first. The host reviews it and contacts you. A reservation is not confirmed until it is approved and the required deposit is received.

Is the deposit refundable?

Refunds and retained amounts follow the cancellation policy accepted during the request process. Review the policy carefully before submitting.
